Surging demand for apartments and villas drives widespread rental value growth across Sharjah.

Sharjah’s rental market is seeing sustained growth across apartments and villas, driven by rising tenant demand in 2026.

Sharjah’s rental market continues to grow across apartments and villas. Bayut reports significant variation in rental increases and average values across communities. As a result, tenant demand remains strong throughout the emirate. Data reveals year-on-year average rent increases across the top 15 searched areas for both property types.

As a result, rental market activity spans a broad range of neighbourhoods. Established communities continue to lead the apartment sector. For instance, Muwaileh Commercial ranks as the most popular area. Here, average annual asking rents reached AED 40,800, representing an 8.2% rise from 2025.

Furthermore, Al Majaz follows closely with a 3.3% increase to AED 53,471. Meanwhile, Al Nahda secures third place, with average asking rents rising 2.7% to AED 46,896. Additionally, Al Taawun, Al Khan, and Al Qasimia attract significant search volumes.

Newer developments like Aljada and Al Zahia also highlight strong tenant demand. Specifically, average rents in Al Taawun increased 5.3% to AED 49,600. Similarly, Al Khan rose 3.6% to AED 58,925, and Al Zahia rose 7% to AED 55,799.

However, rental growth remains uneven across prominent apartment markets. Al Mamzar and Al Nabba recorded massive 12.5% increases. Nevertheless, their average rental values differ sharply at AED 68,198 and AED 26,535, respectively.

Moreover, Al Mahatah experienced a 12.4% surge, pushing its average annual rent to AED 35,948. This divergence demonstrates the wide range of rental options across Sharjah. As a result, tenants can find homes that match their budgets and preferences.

Looking ahead, the villa market offers an even wider range of rental values. Tilal City leads villa searches, with asking rents reaching AED 225,515, up 13.2%. Subsequently, Hoshi follows at AED 159,935, while Al Rahmaniya ranks third at AED 142,983.

Other top villa locations include Al Qadisiyah, Al Jazzat, and Al Ghafia. These areas illustrate sustained tenant interest across older and newer communities. Notably, rental growth appears especially pronounced within specific villa districts.

For example, Al Mansoura shows the strongest jump, surging 30.6% to AED 114,284. Al Qadisiyah subsequently grew by 19.1% to AED 69,521. Al Sabkha also rose 14.5% to AED 81,423.

Asking rents in Al Noaf and Al Nekhailat both climbed by 14.2%. These rising rental values align with continued activity across the wider real estate market. The Sharjah Real Estate Registration Department recently reported impressive official figures.

Specifically, the emirate saw roughly AED 29.5 billion in transactions during early 2026. This total marks a 9.3% increase compared to the previous year. Additionally, the overall number of property transactions jumped by 23.7%.

Ultimately, Sharjah’s overall rental rate reached AED 41.4 per square foot in August 2026. This figure marks a 1.8% increase over the past year. However, this average conceals substantial variation by property type and location.

Fibha Ahmed, VP of Property Sales at Bayut, noted that Sharjah consistently provides tenants with excellent choices. She explained that the emirate caters to diverse budgets and lifestyle stages. People actively seek functional homes, and Sharjah delivers plenty of suitable options.

Therefore, tenants must look beyond general headline trends. Carefully comparing individual communities remains crucial for securing the best deals. Ultimately, renters can leverage these significant market differences to maximise their budgets across Sharjah.
