High demand and strategic shifts are driving the UAE’s flexible workspace sector to new global heights.

The UAE is now the world’s sixth-most mature flexible office market, driven by soaring demand and aggressive expansion plans.

The UAE has secured its position as the world’s sixth-most mature flexible office market. As a result, the national market maturity score rose from 67 per cent in 2025 to 77 per cent in 2026. This impressive milestone highlights a rapidly evolving commercial real estate sector. As a result, property operators are actively pursuing further nationwide expansion.

Flexible workspaces currently account for only 2.6 per cent of Dubai’s total office stock. Furthermore, this figure remains relatively modest compared to major global hubs. For instance, flex spaces constitute 5.2 per cent in London and 12 per cent in Bengaluru. Thus, the local market possesses significant room for sustained future growth.

Since January 2025, more than 680,000 square feet of flexible space has been leased across the UAE. Additionally, recent industry surveys indicate that 62 per cent of active operators now boast occupancy rates exceeding 85 per cent. Businesses clearly favour these adaptable environments over traditional leasing commitments. However, operators face notable logistical hurdles.

A substantial 71 per cent of flex space operators plan to expand their footprint over the next twelve months. Yet 57 per cent cite a severe lack of suitable buildings as their main growth barrier. As a result, operators are increasingly looking beyond traditional central business districts. Many firms now target emerging commercial zones to secure adequate floor sizes.

Prathyusha Gurrapu, Head of Research at Cushman & Wakefield Core, noted that the UAE flex market has rapidly transitioned from a niche offering to a mainstream staple. She also emphasised that future growth depends on closer collaboration among landlords, operators, and occupiers. This vital synergy will undoubtedly enable the sector to scale sustainably.

Small and medium enterprises, alongside international market entrants, continue to drive the strongest demand. Moreover, more than half of operators report standard commitments lasting between one and two years. Tenants choose these spaces primarily to avoid substantial upfront fit-out costs. As a result, moving directly into high-quality, ready-to-use offices offers exceptional value.

Landlords increasingly run flexible spaces directly within their broader portfolios. For example, individual property owners and free zones now manage over 15 flex centres in Dubai. As a result, these bespoke arrangements offer growing tenants superior amenities. Meanwhile, desk rental rates are expected to stabilise soon.

The UAE also ranks among the top five global markets for artificial intelligence maturity within the flex sector. Fast-growing tech firms also gravitate towards these dynamic spaces. They can add staff seamlessly and stay close to established tech clusters. Consequently, experts anticipate continued robust growth across both Dubai and Abu Dhabi.
