Cosmos Corner targets NCR buyers with 831 luxury units in Siddharth Vihar.

AU Real Estate unveils a ₹1,200 crore premium residential venture in Ghaziabad to capitalise on shifting market trends.

Officially named Cosmos Corner, this 5.6-acre development sits in the rapidly growing Siddharth Vihar area. Additionally, the location boasts excellent connectivity to the Delhi-Meerut Expressway. Because central Noida and prime Gurugram currently face saturated property markets, the NH-24 belt offers significantly lower land acquisition costs. As a result, this economic advantage gives developers enhanced flexibility regarding overall pricing.

To execute this massive venture, AU Real Estate’s subsidiary, Cosmos REIT Pvt. Ltd is handling the development. Previously, the subsidiary acquired the land parcel for ₹336 crore after securing the site through a competitive Uttar Pradesh Awas Vikas Parishad auction.

Looking ahead, buyers can expect 831 residential units spread across 40 floors. Accordingly, apartment prices will commence from ₹1.5 crore, as announced by the company on May 25. Financially, the project presents a base rate of ₹6,900 per square foot; ultimately, AU Real Estate projects a total revenue potential of ₹1,600 crore.

Structurally, the complex will feature three distinct high-rise towers. The builders have named these structures Jagannath, Balabhadra, and Subhadra. Furthermore, the estate will offer large three-bedroom and five-bedroom homes, where prices will peak at ₹2.71 crore plus GST.

In terms of design, the developers opted for a highly exclusive, low-density approach. Consequently, each floor will house only seven luxury apartments, while seven dedicated high-speed lifts will ensure seamless accessibility for all residents. Inside, each residence will feature an expansive eight-foot-wide sundeck balcony. Moreover, these dual-aspect balconies will provide two-sided open views.

Regarding the location’s potential, a company director noted that Siddharth Vihar is quickly emerging as a landmark destination. Not only does this area provide swift links to key transit hubs, for instance, the Electronic City and Shaheed Sthal metro stations remain nearby, but ultimately, the project rivals established luxury destinations while keeping prices highly competitive.
